Blackney Hayes Architects designed a new, six-story building between Arch and Cherry Streets in the Chinatown section of Philadelphia. As to not impose any loads on the tunnel, Pearl Condominiums was built on caissons extending below the SEPTA commuter rail tunnel beneath the site. The 100,000 SF building contains 85 market-rate, residential, one and two-bedroom condominiums. The first floor consists of commercial 10 units, while floors 2-6 consist of residential units.
